What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for his or her portion of the unit lease or bed space. If your roommate departs or does not pay rent, you are not responsible for their portion.

What is included in the rent?

Gateway at Tucson offers water, sewer, trash, Dish Network with HBO, high-speed Ethernet and WIFI access, access to all of the Gateway amenities, and a wonderful staff that is there to help you anytime you need them. Electricity is not offered by Gateway at Tucson and needs to be arranged prior to move in.

Do you have a roommate matching system?

Yes, if you do not have a roommate in mind, let us match you up with roommates! Just complete a Roommate Matching Survey, and we will locate the best match for you based on that information. Please note: Roommate matching is configured based on availability of potential roommates with signed leases in the same floor plan style.

When is my rent due?

Please note that rent is due on the first of every month and will be considered late as of the fourth. Management is not able to waive late fees to due vacations, holidays or forgetfulness. If you, or your resident, are out of town, you may mail the rent and it will not be late if postmarked by the first. Our office does not accept cash.

How do I pay my rent?

There are several ways that you may pay your rent. You may:
  • Pay with a personal check, money order, or cashier’s check.
  • Pay with a credit card online through RentPayment.com (for a fee).
  • Have your rent automatically deducted from your bank account each month.

Do you allow pets?

Yes, with conditions! Pets are subject to our pet policy and require property registration and deposit. Please contact the office for specific details.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

Gateway at Tucson insurance will not cover your personal belongings. We highly suggest purchasing renter’s insurance for this reason. It is generally inexpensive and may cover your personal belongings if something were to happen.

What if I need to break my lease or don't return for the spring semester?

The Gateway at Tucson lease is binding and cannot be broken. If you cannot live at Gateway after signing your lease, you will need to locate a new person to take over your lease. Please call the leasing office for information.

What if I need Maintenance in my bedroom or apartment?

If you are in need of 24 hour maintenance, simply go to our website and fill out a maintenance request. You may also call or stop by the front desk. If it is an emergency, please notify the front desk or answering service immediately.

What furniture is provided?

Gateway at Tucson is fully furnished with a full-sized bed, dresser, desk, and desk chair in each bedroom. There is also a sofa, sofa chair, coffee table, end table, and dining table and chairs in the common area. Additional unfurnished units are available based on availability (see office for details).

How do I receive mail and packages?

Your mail will be delivered to your apartment mailbox by the Gateway at Tucson office staff. If you receive a package that does not fit in the mailbox, you will receive a message in your mailbox to retrieve your package in the office. A photo ID is required to pick up packages.

Transportation to Campus?

Gateway at Tucson is approximately one mile from the Pima Community College (west campus). There is a free shuttle that picks you up right outside the office and takes you to the center of campus throughout the day. It takes only minutes to get to your class! We also have bike racks at Gateway should you choose to bring your bike.

Gateway at Tucson is approximately 5 miles from The University of Arizona. It is a quick and easy drive! If you do not bring a car, no problem! Gateway offers a hourly shuttle bus from our community to the University of Arizona.

Is parking available at Gateway at Tucson?

We offer uncovered/unreserved parking throughout the community. We also offer covered parking (additional fee) for those who would like to beat the Arizona heat!

What do I need to bring to my new apartment?

We suggest that you bring:
  • Bedding for a full-sized bed (including mattress pad)
  • Kitchen supplies
  • Toiletries
  • Shower curtain and hooks
  • Laundry soap
  • School supplies
  • Alarm clock
  • Decorations to make your new room feel like home!

What is a Community Assistant?

A Community Assistant (C.A.) is a mentor here to help you! They are listening ears if you are struggling with something, aids in roommate conflicts, and social activity planners. They live on- property and work in the office. Most are students, so you may run into them on campus!

What kinds of events do you have at Gateway at Tucson?

Gateway at Tucson has resident events that range from pizza parties to karaoke nights. Past events have included pool parties, breakfast on the go, tailgating before The University of Arizona football games, Pima CC basketball games, a Casino Night, and resident Volleyball & Basketball tournaments! Not only is there free food at most events, but it is also a great way to meet your neighbors and chat with the management staff!
